Our deliverables are indicative budgeting and quantity-checking aids for trade professionals, prepared from the information provided. They are not fixed-price offers to carry out the building work.
- Check the inputsReview drawings, specifications, dimensions, quantities, site access and conditions.
- Set your own final ratesConfirm supplier quotations, local labour costs, waste, VAT treatment, contingencies, overheads and profit.
- Review and edit freelyAdapt the editable schedule and obtain specialist input where required before pricing or committing to works.
- Know what is excludedNo site inspection, structural design, certification or price guarantee unless an individual written agreement expressly provides otherwise.
We will exercise reasonable care and skill in providing the agreed estimating service. Nothing in this notice removes rights or responsibilities that cannot legally be excluded.

What do I need to send?
Ideally, scaled PDF plans and relevant specifications, along with the site location, scope of work, build standard and any known constraints. For smaller jobs, dimensions and a written description may be enough to start a discussion.
Can I use an estimate to submit a fixed-price tender?
Our output is indicative estimating support, not an independently certified cost plan or guaranteed tender price. Contractors may amend it but must independently check quantities, specifications, supplier prices, VAT, labour rates, site conditions and assumptions before submitting any fixed-price bid or entering a construction contract.
Are structural design and planning included?
No. We do not provide structural engineering design, planning approval, building-control certification or regulated professional sign-off. Any necessary qualified professional input must be arranged separately.
Do you charge VAT?
We are not currently VAT registered, so VAT is not added to our estimating service fees. This may change if our registration status changes.
Can you work with builders outside Cornwall?
Yes. The service is remote and open to enquiries from contractors across the UK, subject to project information being suitable for desktop estimating.
